A welcome book answers the questions guests would otherwise message you about: the wifi password, the thermostat, the trash day, where to get breakfast. Wifi goes first because guests look for it before they take their coats off. Important information goes last in the reading order but never gets cut: it is the page someone flips to at 2 AM, so it needs the property address written out, who to call, and where the fire extinguisher lives.
Cover. The property name the way you say it out loud, not the listing headline. "Welcome to the Maple Street Cottage" reads better on a counter than a string of adjectives.
Wifi. Network and password exactly as typed, capitals and hyphens included. If the password is a wall of random characters, consider changing it to something a tired adult can type on a phone.
Check-in and check-out. Times in big type, then steps in short lines. Write the check-out tasks as a list of two to four things; a page of chores reads as a demand, three lines read as a courtesy.

Local guide. Group by category (coffee, dinner, groceries, outdoors) and say why in a few words. One specific sentence beats a list of ten names.
